What documents are required to qualify/receive a loan modification?

When you decide to do a loan modification, the lender is going to require certain documents in order to prove your need:

  • Last 2 years Tax Returns
  • Last 2 years W-2′s
  • 2 Most Recent Bank Statements (All Accounts)
  • 30 Days Most Recent Pay Stubs
  • Financial Statement
  • Any and all legal notices and correspondence between you and your lender (IF APPLICABLE)
  • Pension, Social Security Income, Alimony, Child Support, etc. (IF APPLICABLE)
  • Original Loan Paperwork (For the Forensic Audit)

The original loan paperwork provides us with the information we need to complete a forensic audit of your loan. This process MUST be done before we can submit the loan modification package. You can do a loan mod with out a forensic audit, but the leverage it gives you is invaluable.
